Yes. A registered physical address inside DMCC (JLT or Uptown Tower) is mandatory for your licence to issue. There is no virtual-only option. This is a real difference from cheaper zones, and it is part of why DMCC banks so well: every member has genuine substance.

The cheapest compliant route is a flexi-desk, typically AED 15,000 to 20,000 a year. It gives you the address, a usage allowance, and a small visa quota. A flexi-desk usually supports around 3 visas. The mandatory annual audit and your 0% tax

Every DMCC company must file audited financial statements each year, prepared by an auditor from DMCC's approved list. For a small company the audit typically costs AED 2,500 to 5,000, and it is due to DMCC within about 90 days of your financial year-end. Confirm the current deadline, as it can change.

Skip it and you face a late-filing penalty of around AED 5,000 plus a block on renewing your licence. This applies even to a dormant company. “We did not trade” is not an exemption. A company with nil activity still files.

DMCC has made company registration largely digital. On a clean file the core steps run in this order.

  1. Choose your activity and structure. Pick from the 1,000-plus activities and decide between an FZE, FZCO, or branch.
  2. Reserve the name and apply for pre-approval. Submit shareholder documents and any security approvals. This takes 1 to 3 days.
  3. Pay and receive your licence. Once documents are approved, you get a lease agreement and the e-licence, usually within 3 to 5 working days.
  4. Get your establishment card and visas. The establishment card follows the licence, then visas are processed at 2 to 3 weeks per person.
  5. Deposit the share capital and open the bank account. For most standard companies the capital goes into the DMCC portal account within about three weeks of licence issuance. The bank account runs alongside the rest and is the slowest step, at 2 to 6 weeks.

Is DMCC right for you? An honest test

What is new for DMCC in 2026

One DMCC-specific change matters most. New companies now carry the “FZCO” suffix in their legal name, replacing the old “DMCC” suffix. Existing companies had a deadline in mid-2026 to update the name. It must change on the trade licence, the memorandum and articles, share certificates, and bank records.
